Frequently asked questions

Earnest Money Deposit is a deposit made by the buyer to a seller (payable to closing attorney) showing the buyers good faith in a transaction.

For a resale home, we suggest at least 1% of the offer amount.  New Home builders set their EMD amounts which can range from $500 – $10,000.

The Due Diligence fee is the negotiable amount paid by the buyer directly to the seller, which the seller keeps no matter what.  If the deal closes, the buyer will have that amount credited back to them at closing.  The agreed amount up front is the seller to keep.

Closing costs are expenses over and above the price of the property, such as, title searches, title insurance, taxes, deed recording fees, etc.  These costs could be anywhere from 2-5% of the purchase price.

It is highly recommended when purchasing your home to hire an inspector.  Depending on initial inspection, it may be necessary to conduct additional inspections such as termite, roofing, radon, hvac, etc.  Our recommended vendor includes termite in their inspection.  The lender will also require you to pay for your appraisal.
